Our layout design service produces build-ready floor plans with precise dimensions, clear zoning, and coordinated furniture placement. Every drawing is prepared to Swiss SIA standards for direct use by contractors and suppliers.

Dimensioned floor plans for fit-out and approval

We deliver layout drawings at 1:100 and 1:50 scales, showing walls, doors, glazing, fixed joinery, and all loose furniture with manufacturer references. Plans include area schedules, occupancy counts, and circulation path widths verified against fire egress requirements.

Standard layout packages for spaces up to 800 m² start at CHF 18'500 and include two structured revision rounds with stakeholder sign-off at each stage.

Activity-based zoning for diverse work modes

Modern offices require distinct zones for focused work, collaboration, social interaction, and formal meetings. We allocate space according to activity profiles derived from departmental interviews and utilisation data, not generic templates.

Each zone is defined with acoustic targets, lighting levels, and technology requirements documented alongside the layout drawing for coordinated specification.

Modular planning for future flexibility

Fixed partitions and bespoke joinery limit adaptability. Our layouts favour demountable systems and modular furniture configurations that allow departments to reconfigure without structural intervention or significant cost.

We provide reconfiguration guides showing how each zone can expand, contract, or change function as headcount and work patterns evolve over a five-year horizon.

Circulation, visibility, and wayfinding

Efficient circulation reduces wasted area and improves the daily experience of occupants. We analyse primary and secondary routes, sight lines between teams, and reception-to-workstation journeys to eliminate bottlenecks and dead zones.

Wayfinding logic is integrated into the layout phase, with signage locations, room numbering conventions, and digital directory placement specified for consistent implementation.

MEP coordination and ceiling planning

Layout decisions directly affect HVAC diffuser placement, lighting layouts, and cable routing. We coordinate with MEP engineers to ensure that furniture arrangements do not conflict with services, and that ceiling plans reflect both aesthetic and technical requirements.

Reflected ceiling plans and services coordination drawings are available as add-on deliverables from CHF 5'600 per floor.

3D visualisation for stakeholder alignment

Two-dimensional plans can be difficult for non-technical stakeholders to interpret. We produce simplified 3D views and walkthrough renderings at key decision points, helping leadership teams and employee representatives visualise the finished environment before construction begins.

Visualisation packages of up to six views are included in standard layout fees; extended animation walkthroughs are quoted separately from CHF 3'800.
