Furniture specification

Furniture represents a significant portion of any office fit-out budget. We produce detailed furniture schedules, coordinate supplier tenders, and ensure that every item specified meets ergonomic, acoustic, and durability requirements for daily professional use.

Comprehensive furniture schedules linked to layout drawings

Every workstation, meeting chair, storage unit, and loose item is listed in a furniture schedule with manufacturer, model reference, dimensions, finish, quantity, and unit price in CHF. Schedules are cross-referenced to layout drawing item numbers for unambiguous procurement.

Schedules are updated through revision cycles and issued as controlled documents to prevent ordering discrepancies between planning and construction teams.

Ergonomic standards for workstation design

Desk height adjustability, monitor arm compatibility, and chair lumbar support are specified against EN 527 and relevant Swiss occupational health guidelines. We recommend product configurations suited to the task profiles of each department, from prolonged screen work to collaborative sessions.

Sample furniture evaluations can be arranged at our Lausanne studio or at supplier showrooms in Zurich and Geneva for client teams to test before final selection.

Supplier tender management and evaluation

We prepare tender packages with scope descriptions, delivery timelines, installation requirements, and evaluation criteria. Responses from shortlisted suppliers are assessed on price, lead time, warranty terms, and environmental credentials.

Our tender management fee covers up to three supplier submissions and a comparative recommendation report formatted for procurement sign-off.

Fixed joinery and bespoke storage solutions

Reception desks, kitchen units, and built-in storage require coordination between furniture suppliers and joinery contractors. We specify fixed elements with material finishes, hardware details, and dimensional drawings integrated into the overall layout package.

Bespoke joinery specifications include installation sequencing notes to prevent conflicts with MEP works and floor finishes during fit-out.

Sustainability and lifecycle considerations

We prioritise suppliers with Cradle to Cradle certification, take-back programmes, and modular product lines that allow component replacement rather than full disposal. Lifecycle cost analysis compares initial purchase price against expected maintenance and replacement costs over ten years.

Environmental product declarations (EPDs) are requested from suppliers and included in the specification dossier for clients pursuing green building certification.
